Full administrative services
Brik is the only point of contact for the student tenant. We take care of the visiting days, closing the tenancy agreement and all of the related follow-up. Our contracts follow the latest legislative developments in rental rights. We make use of our own platform, MyKot, to let the student rooms.
We take care of the check-in and check-out of the student, and draft the inventory of premises. No more need to bring external agencies on board.
You no longer need to follow up contracts for water, gas, electricity and internet. We manage them all. We also take on the required approvals and servicing, as well as fire safety and the periodic maintenance of installations.
Financial security for your investment
We offer a long-term rental agreement and the possibility of annual indexing, following the health index, on the anniversary of the closing of the agreement. Upon the expiration of the agreement, we look with you to decide whether to extend the agreement.
Brik takes on the risk of a room not being rented.
You no longer need to do the follow-up and collection of rental monies or worry about any of the associated costs.
Brik (or the student at the end of the rental chain) is responsible for the municipal taxes. As the owner, you do not need to pay the tax on furnished accommodations nor the tax on a second residence.

Brik currently manages more than 350 student rooms. We have been involved in the management of student rooms since 1999.
Brik has a collaborative connection with the five Dutch-language higher-education institutions in Brussels: VUB, EhB, Odisee, LUCA and the KU Leuven Brussels campuses. We help to provide housing for their students.
Brik is one of the privileged partner organisations in Brussels that are structurally supported by the Flemish Government.
We are quick to arrive on site in our student houses because our main office is located in the heart of Brussels (the Pentagon). In the event of urgent technical issues, the maintenance service is on site within the hour. After office hours, there is a technical service.
Every workday, our front desk is able to be reached for questions from tenants, students and landlords. Contact us via email, telephone or in person at the office.
We have an in-house technical team and cleaning crew who know the buildings through and through. We regularly visit every student house and follow everything up. We are responsible for daily repairs and damage caused by renters. We help with the coordination of major works.

We want to expand our range of student rooms with rooms that meet legal safety and quality requirements. Every student house:

Our student rooms all meet the standards of the Brusselse Huisvestingscode and have the correct urban building permits. If that is not the case for your property, take the steps necessary for attaining the correct permit or regularisation.
At the start of the tenancy agreement, provide us with the legally required documents and certificates for the lease of student rooms in the Brussels-Capital Region. These documents discuss the quality of the student house and prove it, house and the installations, conform with requirements: fire-safety advice, approval of the electrical installation, energy-rating certificates, etc.
As well as this, we assess projects against our own mission and values for student houses. Every student house:

Brik wants to offer affordable student rooms. On this basis, we offer you a correct rental price for each property, that takes into account the margin for our management costs as well as ensuring the room is affordable for the average student.

As well as the individual rooms, our student houses have sufficient place for interactions and meetings between tenants. We are looking for student houses of a collective-housing type, or a mix of collective housing and studios. We focus on the facilities and set-up of high-quality communal spaces.
✔️ is connected with Brussels
We want to give students the feeling of our capital city. We encourage them to participate in city life and open their eyes to the rich diversity of Brussels. The Brik student houses are embedded in the urban fabric.
✔️ is easily accessible
There is an easy connection between our student houses and the campuses of the Dutch-language colleges and universities in Brussels. Good accessibility of the student houses with public transport is a must.
✔️ is energy efficient
A student assesses the affordability of a student room on the basis of the total cost. We want to keep the energy component (EGW) in the total rental prices as low as possible. We are aiming at student houses with good energy ratings and comfort. New projects take into account the future energy goals in the Brussels-Capital Region.
✔️ has multiple student rooms
We reconcile liveability in and around the student house with efficiency. We look for student houses with at least ten units.
